Up to $21,000 in Down Payment Assistance
Buying a new home in Chattanooga just got more attainable. Eligible buyers may now have access to up to $21,000 in combined down payment and closing cost assistance through programs offered by the City of Chattanooga and Tennessee Housing Development Agency (THDA).
Two Programs. More Buying Power.
The City of Chattanooga's Down Payment Assistance Program offers eligible first-time homebuyers up to $15,000 in assistance toward the purchase of a qualifying home within Chattanooga city limits.
Through the City's partnership with THDA, eligible buyers may qualify for up to an additional $6,000 in assistance through applicable THDA homebuyer programs.
For qualified buyers who meet the requirements of both programs, that could mean up to $21,000 in combined assistance toward purchasing a new home.
At Parkside, we're proud to offer new homes in Chattanooga where buyers can explore available homebuyer assistance programs while finding a home that fits what's next. Eligibility depends on the buyer, property, financing, and applicable program requirements.
How the City Program Works
The City's assistance is structured as a 0% interest, deferred loan with no monthly payments. The loan is forgivable after 30 years if all program requirements are met. Repayment may be required if the home is sold, refinanced for cash out, or other program conditions are not satisfied.
To qualify for City assistance, buyers must meet program requirements, including:
- Be a first-time homebuyer, generally defined as someone who has not owned a home within the past three years.
- Meet household income limits of no more than 120% of the Area Median Income (AMI).
- Purchase an eligible primary residence within Chattanooga city limits, with a maximum purchase price of $400,000.
- Complete an approved homebuyer education course.
- Contribute at least $1,000 of their own funds toward the purchase.
- Complete a professional home inspection before closing.
- Work with a participating lender.
THDA programs have separate eligibility, financing and property requirements. A participating lender can help determine which programs you qualify for, whether assistance can be combined, and how much funding may be available.
