Up to $40,000 in Homebuyer Assistance

Buying a new home in Chattanooga just got more attainable. Eligible buyers may now have access to up to $40,000 in combined down payment and closing cost assistance through programs offered by the City of Chattanooga and Tennessee Housing Development Agency (THDA).

Two Programs. More Buying Power.

The City of Chattanooga's Down Payment Assistance Program offers eligible first-time homebuyers up to $15,000 in assistance toward the purchase of a qualifying home within Chattanooga city limits.

For buyers purchasing new construction, THDA may provide up to an additional $25,000 in down payment and closing cost assistance through its homebuyer programs.

For qualified buyers who are eligible to combine both programs, that could mean up to $40,000 in assistance toward purchasing a new home.

How the City Program Works

The City's assistance is structured as a 0% interest, deferred loan with no monthly payments. Repayment is required if the home is sold or refinanced for cash out.

To qualify for City assistance, buyers must meet program requirements including first-time homebuyer and household income qualifications, purchase an eligible home within Chattanooga city limits, complete an approved homebuyer education course, contribute at least $1,000 toward the purchase, complete a professional home inspection, and work with a participating lender.

THDA programs have separate eligibility, financing and property requirements. A participating lender can help determine which programs you qualify for and how much assistance may be available.
